The project is situated in Point Cook, approximately 20km south-west of Melbourne. Point Cook is an emerging bayside suburb, surrounded by parks and natural wetlands, providing an attractive lifestyle for families. Cheetham Wetlands and Point Cook Coastal Park are located within close proximity of the estate, whilst Port Philip Bay is located approximately 1.5 kilometres to the east.

In 1990, the Victorian Government identified the region as an urban growth area suited to accommodate significant population growth anticipated in the greater south-western locality of Wyndham City leading into 2031. Over the past two decades, the Government initiative has led to the release of large tracts of prime englobo land, most of which has since been developed into several new master-planned communities which have been integrated with a number of key economic and infrastructure hubs including the Point Cook Town Centre and several smaller retail and commercial precincts incorporated into the various estates.

The suburb has an estimated population of 50,000+, according to ABS 2016 census data and is well serviced by schools and shopping centres. Recreational amenities in the area include Saltwater Reserve, various sporting ovals and facilities, including being home to Sanctuary Lakes Golf Club, an 18 hole Greg Norman-designed championship golf course.
